Đóng cửa phiên 18/11, PDR (HM:PDR) giảm sàn phiên thứ 11 liên tiếp về mức 18.350 dồng/cp với thanh khoản "èo uột" chỉ xấp xỉ 200.000 đơn vị Ngày 18/11, CTCP Phát triển Bất động sản Phát Đạt (HOSE: PDR)  đã có biên bản giải trình gửi Ủy ban Chứng khoán Nhà nước và Sở Giao dịch Chứng khoán TP HCM về việc cổ phiếu PDR giảm sàn 10 phiên liên tiếp  từ ngày 4/11 đến ngày 17/11/2022..

Cụ thể, PDR cho biết giá cổ phiếu giảm trong thời gian gần đây do yếu tố tâm lý thận trọng của nhà đầu tư trước những bất ổn và triển vọng kém tích cực về kinh tế, đồng thời bị tác động bởi các chính sách kinh tế vĩ mô liên quan đến ngành bất động sản.

Bên cạnh đó, theo Phát Đạt, các nhà đầu tư cổ phiếu PDR có vay ký quỹ đã bị các công ty chứng khoán ép bán chủ động để nhanh chóng thu hồi vốn vay.

Trước đó vào ngày 11/11, trong văn bản giải trình cổ phiếu PDR giảm sàn 5 phiên liên tiếp, Phát Đạt cho biết công ty vẫn đang hoạt động bình thường, hiệu quả kinh doanh 9 tháng đầu năm 2022 vẫn tăng trưởng tốt, hoàn toàn không có biến động gì xấu làm ảnh hưởng đến giá cổ phiếu. Theo PDR, giá cổ phiếu giảm là do cung cầu của thị trường và thị hiếu của nhà đầu tư nằm ngoài tầm kiểm soát của công ty.

Trước đà lao dốc của Phát Đạt, không chỉ cổ đông bị call margin mà ông Nguyễn Văn Đạt, Chủ tịch PDR đã liên tục bị các công ty chứng khoán khác bán giải chấp cổ phiếu

Phiên 15/11, MBS (HN:MBS) tiếp tục đặt lệnh bán giải chấp 556.300 cổ phiếu PDR thuộc sở hữu của ông Đạt, song kết quả tương tự lặp lại khi không thể bán được cổ phiếu nào.

Công ty TNHH Chứng khoán Ngân hàng TMCP Ngoại thương Việt Nam - VCBS thông báo bán giải chấp 3.481.800 cổ phiếu PDR thuộc sở hữu của ông Nguyễn Văn Đạt, Chủ tịch HĐQT Phát Đạt từ ngày 16/11 đến khi đảm bảo tỷ lệ ký quỹ theo quy định của VCBS.

Trước đó,  CTCP Chứng khoán Tân Việt (TVSI) cũng bán giải chấp 1,8 triệu cổ phiếu PDR của ông Đạt, thời gian thực hiện từ phiên 8/11 cho đến khi đủ tỷ lệ ký quỹ theo quy định.

Tuy nhiên thanh khoản mất hút chỉ dưới 300.000 cổ phiếu được khớp lệnh/phiên. Tâm lý lo ngại của nhà đầu tư trước đà giảm kinh hoảng đợt này khiến cho các công ty chứng khoán không thể hoàn thành lệnh bán giải chấp của Chủ tịch PDR.
